Answer yes here only if you have agreed with your landlord that the rental agreement cannot be terminated before the end of a period of three years or more.

The date of the signature is decisive. The date of the start of the rental period is not relevant here.
A rent reservation or reserve ("Reserve" or "Vorbehalt" in German) is not the same as a rent deposit. With a rent reserve, the landlord states that he could actually rent out the rental property at a higher price. He can therefore deduct it from any rent reduction claim. If you do not know whether your contract provides for a rent reserve, we assume that there is no such reserve.
A rent reservation is only valid if it is clearly specified in the rental agreement (e.g. CHF 50 or 2% of the annual net rent).
